ARCHITECTURAL NARRATIVE OF “PARNIAN” RESIDENTIAL COMPLEX, PARDIS, TEHRAN: THE CHALLENGE OF SPATIAL DIVERSITY IN LUXURY HOUSING
This project involved designing a luxury residential complex on a 1,420 square meter plot in Tehran, aiming to establish a new paradigm for apartment living. The core architectural challenge was to harmonize the client’s demand for large, highly independent units with private access lobbies with the design team’s goal of achieving spatial and formal diversity. All 16 residential units are three-bedroom luxury suites (including a master suite), focusing on functional separation and quality of life, featuring excellent natural light, a dedicated laundry room, a separate ‘dirty kitchen,’ and a guest washroom. The design centers on a large, functional balcony for each unit, acting as a private green space that integrates natural light and views deep into the floor plan, forging a strong connection with the exterior environment.
To actively combat the typical monotony of flat floor plates, the design introduced unique duplex units in the eastern section that are not conventionally stacked. These duplexes were configured as “two spaces across two tiers and along a continuous axis,” creating a distinctive spatial break. Residents enter the public living area (south facade, upper floor) and are then guided by an internal staircase downwards to the private residential/sleeping areas (north facade, lower floor). This strategic vertical and horizontal connection successfully introduced an exceptional narrative dynamism and spatial variety into the interior layout, fulfilling the required square footage while innovating the spatial experience of luxury apartment living.
