MASTERPLAN DESIGN FOR A 520,000 SQM SMART TOURIST AND RECREATIONAL CITY – TBILISI, GEORGIA
This project involved the design and development of a master plan for a large-scale, fully smart tourist, residential, and recreational city spanning approximately 520,000 square meters in Tbilisi, Georgia. The core strategic approach was to create a “Smart Living Ecosystem,” prioritizing sustainability, security, and high connectivity. The design mandated exclusive use of all-electric smart vehicles for mobility, transforming the development into a human-centric, car-free environment defined by curved, interconnected paths for walking and cycling. The architecture is defined by modern, minimalist aesthetics, featuring clean lines, a white theme (to reduce heat absorption), and extensive glass surfaces to maximize natural light and ensure environmental sustainability.
The spatial allocation was strategically defined to optimize lake views and meet initial investor requirements (Novotel and Ibis). The Residential Core is concentrated on the west side, housing two independent hotel towers with shared recreational zones to maximize views. The north side is dedicated to Luxury Residential Units (40% of the area), featuring villas within segregated clusters complete with sports and leisure facilities. Finally, the southern strip is designated for Public Zones, including the Commercial-Cultural Center, Museum of the Future, Innovation Hub, and main smart parking facilities. This comprehensive plan establishes a novel residential experience rooted in luxury, futuristic technology, and environmental responsibility.
