KAYAN RESIDENCE

THE KAYAN RESIDENTIAL BUILDING IS DESIGNED ON A SITE WITH A UNIQUE LOCATION IN RASHT, AT 178 GOLSAR STREET

This project involved designing a residential building influenced by the contrast between its northern location, which abuts existing residential buildings, and its southern position, offering panoramic cityscape views. This duality dictated both the internal spatial logic and the external architectural expression. The building presents a relatively closed volume with minimal openings on the north side to ensure privacy and harmony with neighbors. Conversely, the south facade features a more open volume characterized by larger windows and openings to maximize natural light and capture the advantageous views and landscape vistas, establishing a clear dialogue with the urban context.

The initial monolithic design concept evolved into a solution comprising independent, complementary elements that engage in dialogue, enhancing the project’s permeability while preserving its residential nature. The requirement for two unique units per floor led to a non-standardized interior design where each unit possesses a unique narrative under a common architectural language. Circulation is managed by a central void and staircase acting as a three-dimensional path, linking the units while maintaining their independence. The design culminates in a sophisticated, minimalist interior aesthetic utilizing earthy tones (green, copper, cream) and is complemented by a U-shaped roof garden, optimized for Rasht’s humid climate, featuring native plants, natural wood decking, and integrated amenities like a BBQ and dining area, fostering seamless indoor-outdoor living.
